Delta Development launches Delta Investment Management following the acquisition of ALBA

Delta Development is pleased to announce that it has acquired ALBA Investment Management. Simultaneously, we are launching Delta Investment Management, a novel division that focuses on the strategic acquisition and asset management of logistics real estate in urban locations across Europe.

Delta has appointed Alfio Shkreta, founder of ALBA, as Chief Investment Officer (CIO). Under his leadership, ALBA’s existing mandates will be integrated into the new division, which will lay the foundation for further growth. With a background at leading real estate organizations such as GLP and Patrizia, Shkreta brings over 10 years of experience in asset and investment management of pan-European logistics real estate. He launched ALBA in 2022, and built a portfolio of assets currently managed on behalf of institutional investors.

The investment team has been bolstered by the appointment of Gong Cheng as an investment associate. The new Investment Management division focuses on the transformation of brownfield locations in key European markets, particularly in the Netherlands and Germany. Delta aims to achieve rental growth and portfolio value appreciation through proactive asset management and renovations with a strong ESG focus. With the acquisition of ALBA and Delta's local expertise, the division will be well-positioned to identify off-market deals and execute transformations effectively.

Shkreta from Delta Investment Management will focus on expanding the portfolio of last-mile urban logistics assets and creating value for capital partners through proactive asset management, renovations, and a strong emphasis on enhancing the ESG profile of the portfolio.

Delta Investment Management is dedicated to acquiring and managing strategically located assets in key logistics hotspots across Europe, beginning with its home markets, the Netherlands, and Germany. The portfolio will be diversified by geography, size, and tenant credit, with the goal of giving its investors sustainable investment returns.

Beyond enhancing operations through proactive asset management, Delta aims to generate wealth by incorporating eco-friendly and circular strategies. This aligns with Delta's long-term vision and expertise in Net Zero Carbon and circularity, which are founded on the Cradle-to-Cradle philosophy.
